Do I need to be in Ibiza to buy a property?
No. You do not need to be physically present. Many of our clients purchase remotely using a power of attorney. We coordinate viewings, negotiations, legal checks and the notary process on your behalf.
Do you offer off-market properties?
Yes. A large part of our portfolio is off-market and not published online. These properties are introduced privately after a confidential intake to ensure the right match.
What are the buyer’s costs when purchasing property in Ibiza?
Buyer’s costs generally range between 11% and 14% of the purchase price. These typically include:

Yes. There are no restrictions for foreign buyers. You will need a Spanish NIE number, which we can help arrange.
How do I schedule a property viewing?
Once we know which properties interest you, we organise the viewings. In high season (especially summer), viewings may be limited to specific days or time windows. Outside peak season, scheduling is generally more flexible.
I don’t speak Spanish well. Will that be a problem?
Not at all. Our team speaks fluent Spanish and English (and additional languages). We assist with all communication, negotiations and documentation.
What if I don’t have transportation on the island?
No problem. We can arrange airport pick-up, meet you at our office, or coordinate transport to and from viewings.
Can I rent out my property in Ibiza?
Short-term rentals (under 30 days) are only allowed if the property has a valid ETV (Vivienda Turística) license. Without this license, holiday rentals are not permitted. Long-term rentals are subject to different regulations.
