I want to buy a property in Ibiza. How do I schedule an appointment?

We have offices in Ibiza and the Netherlands, so you can choose the location that’s most convenient for you. Contact us to arrange an appointment at your preferred office.

I don’t speak Spanish very well. Will that be an issue?

Not at all! Our team speaks fluent Spanish and can assist you with everything from property viewings to negotiations, acting as your interpreter every step of the way.

How can I schedule a property viewing?

Once we know which property you’re interested in, we’ll coordinate a viewing. During the summer months, viewings can be more limited and are often only possible on Saturdays within a specific time frame. In winter, it’s usually easier to schedule viewings on dates that work best for you.

What if I don’t have transportation on the island?

No problem! We can arrange to pick you up from the airport, or you can take a taxi to our office, and we’ll go together to the property.

What are the buyer’s costs when purchasing property in Ibiza?

Buyer costs in Ibiza are higher than in the Netherlands. Typically, expect to pay between 11% and 14% of the purchase price. These costs mainly cover the transfer tax, notary fees, registration fees with the Land Registry (Registro de la Propiedad), bank guarantee costs, and any mortgage-related fees.

Do I need a lawyer to buy property in Ibiza?

We recommend consulting a lawyer to assist with document verification and legal matters.

Can I rent out my property in Ibiza?

Short-term rentals (under 30 days) are not permitted unless the property has a “Vivienda Turística” license. If you wish to rent your property as a holiday home, you’ll need to apply for an ETV number (Estancia Turística y Viviendas) from the Director General of Tourism.

Do I need to be in Ibiza to sign the purchase agreement?

No, you do not have to be physically present to sign the purchase agreement. We can handle the process remotely and ensure everything is finalized smoothly.

I want to sell my property in Ibiza. How do I get started?

If you’d like to sell your property with us, we’ll begin by discussing the details. We’ll set the selling price, agree on the costs you’ll be responsible for, and outline the fees we charge once the sale is completed.

When will I receive the invoice for the broker’s fee?

Our brokerage fee is invoiced only after the sale or purchase has been finalized and signed by the notary. This ensures the transaction is legally binding.

What are the schools like in Ibiza?

Ibiza offers a variety of public and private schools. Most public schools teach in Catalan, and school attendance is mandatory for children aged 6 to 16. For expats, there are also international schools, with Morna College, located near Santa Gertrudis, being particularly popular.
