Buying Property in Ibiza

I want to buy a property in Ibiza. How do I start?
The first step is a conversation. Contact us to discuss your wishes, preferred locations, budget and timeline. Based on this, we will present suitable on-market and off-market opportunities and guide you through the process step by step.

Do I need to be in Ibiza to buy a property?
No. You do not need to be physically present. Many of our clients purchase remotely using a power of attorney. We coordinate viewings, negotiations, legal checks and the notary process on your behalf.

Do you offer off-market properties?
Yes. A large part of our portfolio is off-market and not published online. These properties are introduced privately after a confidential intake to ensure the right match.

What are the buyer’s costs when purchasing property in Ibiza?
Buyer’s costs generally range between 11% and 14% of the purchase price. These typically include:

• Property transfer tax (or VAT on new builds)

• Notary and Land Registry fees

• Legal fees

• Bank guarantee or mortgage-related costs (if applicable)

Do I need a lawyer to buy property in Ibiza?
Yes, we strongly recommend engaging an independent lawyer. Your lawyer will carry out legal due diligence, verify permits & licenses and protect your interests. We can introduce trusted legal professionals if required.

Can foreigners buy property in Ibiza?
Yes. There are no restrictions for foreign buyers. You will need a Spanish NIE number, which we can help arrange.

Property Viewings & Logistics

How do I schedule a property viewing?
Once we know which properties interest you, we organise the viewings. In high season (especially summer), viewings may be limited to specific days or time windows. Outside peak season, scheduling is generally more flexible.

I don’t speak Spanish well. Will that be a problem?
Not at all. Our team speaks fluent Spanish and English (and additional languages). We assist with all communication, negotiations and documentation.

What if I don’t have transportation on the island?
No problem. We can arrange airport pick-up, meet you at our office, or coordinate transport to and from viewings.

Renting & Licenses

Can I rent out my property in Ibiza?
Short-term rentals (under 30 days) are only allowed if the property has a valid ETV (Vivienda Turística) license. Without this license, holiday rentals are not permitted. Long-term rentals are subject to different regulations.

Can you advise on rental potential and returns?
Yes. We advise on realistic rental expectations, licensing possibilities and long-term value always within the legal framework.

Selling Property in Ibiza

I want to sell my property. How do I proceed?

When is the broker’s fee invoiced?
Our brokerage fee is invoiced only after the transaction has been successfully completed and signed at the notary.

What are schools like in Ibiza?
Ibiza offers public, private and international schools. Public education is mainly in Catalan and Spanish and is compulsory from ages 6 to 16. For international families, Morna International College near Santa Gertrudis is particularly popular.

Is Ibiza suitable for year-round living?
Yes. Many areas offer excellent infrastructure, international communities, healthcare facilities and schools, making Ibiza ideal for both permanent living and extended stays.
